The Multi Dynamic approach: what to expect when selling your home?
Posted by: Multi Dynamic RouseHill, 20 May, 2022
If you have thought about selling your home but find the entire process daunting – it may be a relief to know that you’re not alone.

The selling process can be tough, overwhelming, and involves a long list of steps, where the execution of each step impacts your final sale price.

At Multi Dynamic Rouse Hill, we believe that selling your property can be stress-free and an exciting process despite having parts that are out of your control.  Preparation and a trusted real estate agent are the keys to a successful home sale. We share with you the Multi Dynamic approach to selling your home to help you better understand each stage of this wonderful exciting journey.

1.Appraising your property to determine the value

During the property appraisal, our real estate agents will share their in-depth knowledge about the hills district, NSW, and national property trends and advise you about what your property may be worth. They can help you set an asking price (in the case of a private treaty sale) or establish a guide price (in the case of an auction).

2.Picking a method to sell

Properties in Australia can be sold in three main ways: private treaty/private sale, auction, tender/expression of interest. Each of these methods is suitable for different properties and markets. Our agents can help guide you to choose the most suitable method for you based on your property type, location, the urgency to sell, and personal preferences.

3.Signing an Agency Agreement

Once you have decided to go ahead with us, you will sign a legally binding agreement that details the duration of the agreement, process, commission, marketing fees, and any other associated costs.

4.Preparing your property for sale

Styling and preparing your property for sale can add up to 5% -10% to the final sale price. It helps attract more people and has a direct impact on how quickly the property sells.

Our agents can work with you to style your home, schedule a professional photographer to capture photos, and create a video of your home to maximize your home’s online appeal.

5.Marketing your property

The next step is developing a strong marketing campaign that is focused on reaching all possible buyers. Our agents will develop a strong marketing plan that may include a mix of print, digital, local area marketing, and database marketing (based on what you sign-up for).

6.Inspections and Negotiations

Once your home is on the market, our agent will conduct inspections and negotiate offers on your behalf. Once mutually acceptable terms and the price is agreed upon, you and the buyer will finalise a contract confirming the same.

After both parties sign the contract, our agents will facilitate the buyer's building and pest inspections.

7.Property settlement

The week before settlement, the buyers will arrange a time for a pre-settlement inspection with our agents.

Closer to settlement day, our agents will work with your conveyancer or lawyer will work and the buyer’s settlement team to ensure all the legal obligations of the contract are fulfilled. Once the final payment is made to you our agent will hand the keys over to the new buyer.

At Multi Dynamic you can be rest assured that we will guide you throughout the process by offering advice and knowledge on how to achieve the best possible result for your property.
